Features of a house to increase value

You can increase the value of a house in SO many ways, however, it is easy to over capitalize!
What features do you think would be worth doing to your own to significantly increase its value?
Pool?
Large patio?
Renovated bathrooms?
Solar panels?
Etc !
My opinion would be neat and tidy outdoor area with a large patio to greatly increase the value of a house .

No pool. I live close enough to water. Also, not everyone wants the maintenance of a pool.
We have a patio.
The bathrooms of our 25-year-old home aren't in disrepair yet.
Our kitchen is large. We would have to replace appliances like hob and built in oven.
I'd put in a hard floors.
Solar panels and a storage battery would be a good investment.
We have ducted aircon.
I also think most people are looking for a smaller garden that is low maintenance, so that would be something to do.
