To sell or not to sell

For over 10 months now I have been trying to sell my house with real estate agents and without real estate agents It is the most stressful situation I have ever been in
Twice it was nearly sold and then the buyers opted out. The only thing that keeps me going is the fact that I know eventually it will sell but the constant cleaning and struggling to pay the bills is getting to me. Has anyone else been in this situation You have to keep the house like a motel and clean up every five minutes Hope it sells soon so I can move on.

HI Lynstar, Don't let the agents bully you into keeping the house like a motel. they will if you let them, because it makes their job easier! just have it reasonable and a little "lived in" adds to the homely feeling. its more important, i think, to have it smelling good, cake baking in the oven is good. Pay attention to special features near the entrance, make the front door/ gate appealing, with good visual "Flow" leading the eye into the property. First impressions last.Try to relax a bit, then the buyers will feel they too can relax and take the time to explore the property. Good luck...

Thanks for your reply Lynstar007I was wondering if you had sold your property yet. Good that it was synchronistic in the way it happened. Similar thing happened to me with one of my house sales. I'd seen an amazing hand-built house in the mountains that I felt I had to have. Seemed like I'd been there before, like in a dream. So the very next weekend i put an add in the local newspaper at a price that was realistic, accounting for the fact I was't paying agents commission. That weekend 3 lots of people came to look at the place, the third lot bought it! they had already arranged the finance. Again, like you , wanted to be in by Christmas- was a rush , mine settled in two weeks, must be a record! Good solicitor! I spent 8 years in my "dream home" before moving(the cold weather and arthritis) to the country caravan park by the beach, where its quiet and the native plants attract the birds. I can have my two little dogs here, so it's not a bad move either.I feel its's all about time and place- when the time is right if you are in the zone(place) ... good luck in your new 'wonderland' in the country. cheers- Simla.

Forgot I had this post on It seems like another lifetime to me. Sold the house in November of last year. It was not easy. A young couple looked at it on the 3rd November made me an offer not that much less than the purchase price. Accepted and then waited until the 23rd November We exchanged contracts and as soon as we exchanged had to look at the house I am in now. The purchaser wanted to move in before christmas so had to settle both houses in 21 days. Best move I have ever made A different life and no more stress. We are out in the country on 1400 sq metres with only birds to wake me up in the morning and no noisy neighbours. I look back at that period in my life and sometimes it seems like a bad dream and I awake and I am in paradise.

Been there done that. Sorry, but it is one of lifes uncertainties and it certaily is very stressful. Somebody will eventually come along and love what you have to offer- at the right price.

Hi Lynstar007, Yes years ago, I had my own home, My marriage broke down & I was left to pay everything, including bring up my 2 children, I had to sell up as I couldn't keep the payments up, I first went through an agent, & after nearly 6months, I took it off the market, Then I decided I would sell it myself, without using the agent, I placed an add in the paper, Stating I was selling it, & that I didn't want any agents there But, that's all that turned up & yes I sold my house 4 times as a matter of fact but, once again they opted out, & I never made any of them pay a deposit, BIG MISTAKE, Next thing I know I'm back in the hands of the agent, & they made me sign a piece of paper stating that I was NOT to try & sell my house without them. I know what you mean by having to keep it as clean as a motel, I had 2 Kid's plus I was working, & I thought I was going to loose my mind, It ended up selling in the end BUT, for a lot less than I was originally quoted for the house. I was NOT happy @ all BUT, I had no choice.

Thankyou so much for your concern. Sometimes even though I have a partner for 23 years I sometimes feel so alone. I guess you just have to keep positive and always remember whats important in life Family, friends and people in general Love lynxx

So sorry to hear about your Father Lynstar007, I really hope you are able to sell it without too much more hassle, Sounds like you've really outdone yourself renovating it, You deserve to get what your asking for it too, Whatever you do, Please don't settle for near enough like I did, as I guarentee you'll regret it.

Sounds like what I am going through Its a strange place because it is not one thing or the other I spent over $65000 renovating It is on a huge block of land over 1800 square metres. We have had alot of interest but not the right buyer It needs somebody who can see the potential in it LIke a young family who want to extend or love it the way I do I am not that far away from Sydney and we have it reasonably priced so hopefully when Spring comes we will find the right buyer
My father bought it back in 1968 he was Swedish. Since he passed away I thought I would renovate it from the inside out which I did. I just wish he was here today to see it.
